Thank you for considering InterLux Interiors as the design partner for your next home, second home, yacht, or commercial space.

This guide exists because we believe transparency is part of luxury. The luxury design industry has, for decades, hidden its pricing, withheld its process, and asked clients to commit before they understood what they were buying. We do not work that way.

On the pages that follow, you will find a clear description of how we work, what we charge, what we deliver, and what we do not. You will see the three engagement structures we offer, the timeline you should expect, and the level of investment required at each tier. None of it is hidden behind a discovery call.

Our goal is simple: by the time we speak, you should already know if we are the right firm for you. If we are, the conversation that follows will be about your project, your space, and your life — not about how we work or what we cost.

InterLux Interiors is a boutique luxury interior design firm with offices in Tampa and Miami. We specialize in high-end residential, commercial, and luxury yacht interiors, with twenty years of experience designing for clients in Florida and beyond.

Invisible Design

Our methodology is what we call Invisible Design: an approach that weaves natural materials, cultural references, and architectural rhythm into spaces that feel inevitable. We believe true luxury is not announced — it is felt. The hand of the designer should never compete with the life of the client.

Every project is led by precision, clarity, and restraint. We do not chase trends. We do not overwhelm clients with options. We guide decisions with confidence, because clarity is the highest form of luxury.

What we are not

We are not decorators. We are not project managers without design authority. We are not the firm to call if you need to make a room look pretty in three weeks. We are the firm to call when you are building, renovating, or furnishing a space that you intend to live in — or sell into — for the next decade or more, and you want every decision protected by professional accountability.

HOW WE WORK

Six phases. One studio.

Every full-service engagement at InterLux Interiors moves through six phases. Each is led by a defined deliverable, and each is signed off by you before the next begins. There are no surprises and no scope drift.

InterLuxInteriors
Phase 1 • Discovery & Concept Development

We begin by understanding your lifestyle, aesthetic, and the architectural rhythm of your space. We define vision, color, and material palettes. We deliver concept boards, spatial layouts, and the creative DNA of the project.

Phase 2 • Schematic Design

Concepts evolve into tangible layouts and visual directions. Deliverables include floor plans, furniture layouts, 3D renderings of every designed space, refined finish palettes, and lighting concepts.

Phase 3 • Design Development

Creative direction is translated into precise technical documentation. We produce a full AutoCAD drawing set, lighting and electrical coordination, millwork drawings, fixture specifications, and detailed elevations. By the end of this phase, every craftsman and contractor has what they need to execute.

Phase 4 • Construction Documentation & Administration

We collaborate with your builder, contractor, and trades to protect design intent through construction. Site visits, submittal reviews, field adjustments, and quality assurance.

Phase 5 • Furnishing & Décor + Sourcing & Procurement

For clients selecting our turnkey engagement, we handle every selection, vendor relationship, and delivery. Our trade relationships give clients access to brands that do not sell at retail and to trade-only pricing (typically 25 to 65 percent below MSRP). Furnishings are billed at trade cost plus a 25 to 30 percent procurement service fee for design clients, or 35 percent for clients engaging procurement only. Even with the service fee applied, clients consistently pay less than retail — and gain a single accountable party through specification, ordering, delivery, and installation.

Phase 6 • Installation & Styling

White-glove installation, art curation, drapery, accessorizing, and final styling. The moment the home becomes itself.

TIMELINE EXPECTATIONS

Quality takes time

Luxury interior design is a slow craft. The work involves dozens of specialists, hundreds of materials, thousands of decisions — every one of which has to be coordinated, ordered, manufactured, shipped, and installed in sequence. Below are the durations you should plan for. We will not promise faster timelines than we can deliver, and we will never trade quality for speed.

Within these ranges, lead times for custom furniture (8–18 weeks), upholstery (12–20 weeks), stone (4–14 weeks), and imported European pieces (10–24 weeks) are the most significant timing drivers. We plan procurement during the Schematic Design phase to keep installation on schedule.

INVESTMENT OVERVIEW

Three ways to engage

InterLux Interiors offers three engagement structures. Each is built for a different stage of your project and a different level of involvement. The pricing on the following page maps to these three tiers.

TIER 01

Signature Full-Service

The complete engagement. Design, decoration, project management, sourcing, and procurement integrated into a single, fully led process. We are the single design authority from first sketch to final install.

Best for new-build custom homes, branded residences, and full-home renovations where you want one accountable partner.

TIER 02

Phased Interior Design

Hire us by phase. Engage us for design through construction documentation, then bring us back for furnishings and styling — or stop after design. You select the phases that match your project.

Best for clients with existing trade and procurement relationships, or who want flexibility on scope.

TIER 03

Interior Decoration (Turnkey)

A turnkey furnishings engagement for spaces that are already built. Design, procurement, and install are bundled — we specify, source, order, receive, deliver, and install every piece. No construction component, no à la carte design-only.

Best for new home acquisitions, second homes, branded-residence move-ins, and refreshes.

Pricing has two parts.

The first — on this page — is whether your project qualifies for our engagement structures.

For Signature Full-Service, the qualifier is your total project investment: the dollars spent across construction, design, FF&E, and procurement combined.

What is included in the project investment minimum

The per-sqft figures above represent your total all-in project budget — every dollar spent across the engagement. That includes:

Construction costs (paid to your general contractor)

InterLux Interiors design and project management fees

FF&E (furnishings, lighting, decor) at trade cost

Procurement service fee

If your total project budget is below these thresholds, Signature Full-Service is not the right fit — but our Phased Interior Design or Interior Decoration engagements may be. We are happy to recommend the structure that matches your project.

Signature includes design-side project management across every phase — coordination with architect and builder, drawing reviews, site visits, vendor management, install supervision, and single-point accountability from concept through final styling. This is why the Signature per-sqft rate is higher than Interior Design plus Interior Decoration combined: you are also engaging the studio to lead the project across its full lifecycle, not just to deliver design.

Line Item

Construction is the largest share of your investment and is paid directly to your general contractor. Furnishings are billed at trade cost — meaningfully below MSRP — through our showroom and manufacturer relationships. The remainder is the design and procurement work that holds the whole project together: a single-accountable studio specifying, ordering, receiving, delivering, and installing every piece.

INVESTMENT LOGISTICS

How procurement is billed

Once design selections are approved and orders are placed, furnishings and procurement are billed on the following schedule:

In-stock items

100 percent of the purchase price is due at the time the order is placed.

Custom or made-to-order items

50 percent is due at the time the order is placed (non-refundable once the order is placed with the vendor), 25 percent is due prior to shipping from the vendor, and the final 25 percent is due prior to delivery or installation.

Custom items represent the majority of furnishings on most Signature engagements. The 50 percent deposit becomes non-refundable the moment your selections are submitted to the vendor — this is industry-standard practice for custom millwork, upholstery, casegoods, and bespoke lighting, and reflects the vendor's commitment of labor and materials to your specific specifications.

Because Signature Full-Service requires focus and accountability, we intentionally limit the number of engagements we accept each year. If your timeline matters, please reach out early in your planning.

We work alongside your builder, architect, and engineers. We do not replace them. Our scope is design and the execution of design. Their scope is the construction of the home itself.

The studio

InterLux is an elite and boutique design studio. The team that designs your home is the same team that supervises its installation. There are no junior hand-offs and no white-labeling. You will meet your designers in the first meeting and you will see them through the project.

Trade access — exclusive brands and pricing

Through our trade relationships with showrooms at the Design Center of the Americas, the Miami Design District, and luxury manufacturers worldwide, our clients gain access to brands that do not sell at retail and to trade-only pricing — typically 25 to 65 percent below MSRP. Furnishings are billed at the trade cost plus a 25 to 30 percent procurement service fee for design clients (35 percent for procurement-only clients). The net effect is twofold: meaningful savings versus what the same items would cost at retail, plus a single accountable party managing every vendor, every delivery, and every install.

We intentionally limit the number of Signature Full-Service engagements we accept each year. This protects the depth of attention we can give each project. If your timeline matters, please reach out early in your planning.

Questions, answered honestly

Do you have a minimum project size?

For Signature Full-Service, yes — your total project investment (construction + design + FF&E + procurement combined) must reach $350 per square foot for new construction or $450 per square foot for remodel, and we typically engage on projects of 4,000+ square feet. For Phased Interior Design we engage on projects of 4,000+ square feet. Interior Decoration is a turnkey engagement — design and procurement are bundled — requiring an FF&E budget of at least $350,000. Clients who want design advice without procurement engage via our Design Consultation service.

Do you work outside Florida?

Yes. While our home markets are Tampa Bay and South Florida, we serve clients in the Northeast, on the Gulf Coast, and internationally. Travel costs for out-of-state projects are billed at cost.

How does payment work?

Design fees are billed in three or four installments tied to phase completion. Furnishings and procurement are billed as follows: in-stock items at 100 percent upon order placement; custom items at 50 percent upon order placement (non-refundable once the order is placed), 25 percent prior to shipping, and the final 25 percent prior to delivery or installation. Detailed payment schedules are part of every signed agreement.

Can you work with my existing architect or builder?

Yes, and we frequently do. We collaborate with architects, contractors, and trades as the design authority on the team. We are not a general contractor and we do not replace your builder. If you do not yet have an architect or builder, we are happy to introduce you to firms we trust.

What if I want to use my existing furniture?

We are happy to integrate pieces you love. We will tell you honestly which pieces strengthen the design and which work against it, and the choice is always yours.

Do you do single rooms?

Through our Design Consultation service or smaller Interior Decoration engagements, yes. Single-room work is best suited for the Consultation tier (Page 7).

How do I know if InterLux is the right firm for me?

If you value clarity, restraint, and a fully accountable single design authority — and your project falls within the investment ranges above — we are likely a strong fit. The fastest way to find out is the complimentary discovery call described on the next page.
